Construction equipment maintenance software is a CMMS with three things a factory's does not need: schedules on hour meters for machines whose usage varies week to week, an asset register where the location is a site that changes, and daily operator inspections whose record has to travel with the machine. Hour meters, not calendars
An excavator that worked sixty hours last week and ten this week wears by the hour, and its service intervals are in hours from the manufacturer. The software needs the meter reading against the asset, entered on the daily check or fed by telematics, and preventive tasks that trigger from it. Calendar-based scheduling on plant either over-services the idle machines or misses the busy ones, and the register that lists hours since last service is the first screen a plant manager wants.
Assets that move
The location of a piece of plant is a site, and it changes. The register has to hold the current site, the history of where it has been, and the person responsible there, so that a work order goes to the right yard and a service visit finds the machine. Transfers between sites are events on the asset, and a machine that went to a site and never came back to the register is the commonest cause of a missed service.
Operator checks that travel with the machine
The daily pre-use inspection is the operator's, on the machine, from a checklist for its class: fluids, tyres or tracks, hydraulics, lights, guards, seat belt, horn. It is a preventive work order closed on a phone at the machine, with a defect raising a work request for the fitter, and it is the record that says the machine was checked before it went out. What to test in a product
Put five machines on hour-meter intervals and enter readings from a phone. Move a machine between two sites and see that its work orders follow. Close a daily check with a defect and see the fitter's request appear. Pull the hours-since-service list. A product that does those four suits a contractor's plant; a general CMMS configured for a factory may do only the last.
